Anyone care to prepare me for sticker shock?

  • Got to get a new roof for the house. Fuck me. About 2400 sq foot house. Awaiting 3 estimaes. Anyone care to tell me what I might be looking at $$-wise? banghead

    Yup...paid about $8K about 2 years ago for Timberlines on a similar size roof. Learned also that price of shingles can go up and down like gasoline due to changes in material costs to make them.

  • I had a new roof put on about 10 years ago. They did a shoddy job and I had to have it done again 2 years ago. The damn shingles were sliding off the roof in sheets.

    Never cheap out on a roofer. A quality job and parts is worth a little extra.

    Maybe that would have been the price in the mid-late 2000s, but I'd be shocked if you can't negotiate it down nowadays. Roofers are hurting for work right now. Take the lowest bid, and try to get him down more.

    That's good to know, and makes sense re: the economy. I paid about $10k 10 years ago on my first house, and that was only 1500 sq. ft. I also used Certainteed's best shingle (the one not recalled). lol

  • Could not disagree more with the person who said take the lowest price and drill him down. Its your roof and do you really want a guy cutting corners to make a few bucks or not having insurance and falling off your roof? My advice get lots of estimates and hire the person wjth a reasonable rate who you actually like and can deal with. Lots of dirtbags out there.

    You got ripped! Nowadays you should be able to get it done for $6,000.00 if you shop it. Not the best time of year since roofers tend to be busier once the weather breaks although this year is an anomaly. Don't be in a hurry to get it done. It is best when it is sunny and warm so the shingle will seal on the bottom. If they don't seal and it gets windy then you either have leaks or the shingles gets blown off entirely.

    Do not even consider replacing a roof unless they also install ice guard.

    Some is, I think. But we plan on replacing the whole roof, since it's 11-12 years old. Think the insurance company would cover some of the cost? I can't imagine them approving a whole new roof just because of a damaged section.

    How many layers are on the roof now? Does it need a tear-off or can they just go over what's there? The rate used to figure out to about $50 a square for just shingling, and $100 for tear off, re-sheeting and shingling. You should be able to use that as a rule of thumb. My son-in-law is a roofer and that's his basic formula. There are variables that can add to or lower the cost of course. He charged a bit more for steeper pitched roofs as an example.

    Depending on what is on there now, 11-12 years may not be very much. You can get shingles that are guaranteed for different lifetimes, like 15, 20, 25, 30 years and such. I need to do my roof soon, but I still have the original roof on it from the house's construction in 1975. It's a Sherif-Gosslin roof and has held up remarkably well for 37 years. Before you replace the whole roof, you might want to find out how long your roof was intended to last. If you've got 30 year shingles, you'd probably be wasting your money.

  • A good friend of mine is a roofing contractor and last year when I had my roof re-shingled it was $7G just for materials on a 2200 sq/ft home and this was with his contractors discount. I did the tear off and didn't have any sheeting damage. Roofing material costs have sky rocked over the past few years, last I looked, it's just about tripled to almost quadrupled in price per bundle.

  • I am looking at having mine done in the next 6-9 months as well. Went to the home show in Canton and had a number of people out to look at the roof. A couple told me that it is fine and there is no need to do anything for at least another 3-5 years. All the rest of the bids came in between $6,500 and $12,000 depending on what I wanted. This is for a 1500 sq ft house and attached 2 car garage.

    One thing to remember is that the main ingrediant in shingles is oil. As the price of oil has skyrocketed (artificially or not) so has the cost of everything that is petrolium based (shingles, anything plastic, etc.). The guys I was dealing with would work a little bit with me, but don't expect them to come down on the price more than 5%.

    Meh. I agree with you that I overpaid, but disagree that I could've lowballed some crew down to $6k. Even if I'd found someone for that price, I'd be worried about the job quality, as others have mentioned. It was my first house and I paid extra for the life lessons. lol However, the company did a great job and the lifetime shingle warranty transferred to the next owner. I have no complaints.
