Bar/brewpub or a pizza place. Maybe a craft liquor store where I sell whiskeys and other alcohol that we make on premises with locally sourced ingredients and barrels.

I'm sitting at a Subway eating a sandwich, watching 3-4 thoroughbred women walk into an adjacent building. I start wondering what's happening next door. Discover it's a high-end tanning salon.
For the OP - I thought owning automated car washes would be easy. No labor costs/employee grief.

Restaurant. Worked in several during high school and college and love cooking. Just something about turning out a great meal that people enjoy eating that's really rewarding. Plus I love the whole "experience" of eating great food. It's more than just satisfying a need to me.
That said, i have no formal culinary training so I would hire a chef to do the work for me. If I owned a restaurant though, I probably would take some lessons and work part time. I liked working in the kitchen. Just wouldn't want to do it full time.
