I hate to rain on your parade with facts, but Detroit leads the nation in high school dropout rates, as well as teen pregnancy.
Dropping out of school is not "getting with the program", and the birth rate far exceeds the death rate. It's also hard to imagine a person who is less likely to pick up and move than a dropout with dependent children.
You don't realize it now, but you're a tourist. An idealistic, naive tourist. Detroit will break you before you fix it. I've seen this movie before, it always ends the same way.

I always come away impressed when visiting Detroit. Like the time last month when I was asked by only 4 homeless people in less than 30 minutes for money while eating on a sidewalk patio. I was figuring to be bothered at least 10 times. Things are improving downtown.

Last night a Nucky thread on this subject got me all riled up. It was a shitty thread, so it got deleted this morning. I still want to say this though:
This isn't about bailouts, this is about evolution. Don't invest in the old residents of Detroit, invest in the new ones. Keep coming down for games, shows, and great meals. If you are young without kids, don't be afraid to do your research and move down here. See what it's like for a year or two. There are people living down here who didn't contribute to the downfall and who want to work for the recovery. More than you realize. We do deserve hope, maybe even some help. End
getting off

"Then, some race-related things went down,"
It was a friggin war fella and still is.
What is patently clear is that you don't understand basic economics, finance, current market conditions and development potential.
The City's disposable income populaton continues to decline which means that in all likelihood Detroit's renaissance isn't going to happen in your lifetime, if ever.
